h. Protective chain link or securely staked nylon fencing shall be installed <br />around the existing trees to be saved during all construction activities. The <br />location of said fencing shall be subject to the review and approval of the <br />Principal Planner prior to the issuance of a grading permit. In addition, the <br />following tree preservation methods shall be followed: <br />(i.) The applicants shall utilize their best efforts to locate any new utility <br />trenches outside the dripline of the existing trees to be saved. If this <br />is not feasible, then the applicants shall submit a report from a <br />certified arborist acceptable to the City that indicates the trenching <br />will not be detrimental to the health of the trees. <br />(ii.) No oil, gasoline, chemicals, or other harmful materials shall be <br />deposited or disposed within the dripline of the trees or in drainage <br />channels, swales, or areas that may lead to the dripline. <br />(iii.) No signs, wires, or ropes shall be attached to the trees. <br />(iv.) No stockpiling/storage of construction materials, fill, etc., shall take <br />place underneath or within five feet of the dripline of the existing <br />trees. <br />(v.) No equipment or temporary structures shall be placed within or <br />beneath the dripline of the existing trees. <br />Failure to comply with these requirements may result in a stop work order. <br />7. Fencing and Walls. <br />a. All fencing and walls proposed by the existing residents to the west shall be <br />installed prior to the issuance of a building permit. All other perimeter <br />fencing and walls, including the wall on the berm, shall be installed prior to <br />the occupancy of any building on site. <br />b. Prior to the issuance of a building permit, the plans shall be revised to show <br />the existing soundwall along the western property line. Privacy fencing is <br />not required to be installed on the east side of the existing soundwall. <br />c. The pink split face wall color is not approved. Prior to the issuance of a <br />building permit, the applicant shall revise the plans and remove this color <br />from the plan set. <br />d. The wall on the shared boundary line with Hendrick Automotive Group <br />(PUD -57) shall be eight feet in height. The wall may be a brown split -face <br />block wall or the off-white wall shown on sheet 23 of Exhibit B for PUD -57. <br />Prior to the issuance of a building permit, the plans shall be revised to show <br />the proposed wall design and the location of the wall. The design and <br />location shall be subject to the review and approval of the Principal Planner. <br />e. Walls and solid privacy fencing shall not be located on the existing PG&E <br />and Zone 7 easements by 1-580. The plans shall be revised to address this, <br />prior to the issuance of a building permit. <br />
