(ix). Revise the plans such that the southern landscape buffer adjacent to <br />the Neighborhood Park is a minimum of four feet in width. <br />b. All perimeter landscaping, including the landscape buffer by the western <br />boundary line, the landscape buffer by the Neighborhood Park, the <br />landscaping in the Caltrans right of way, and street frontage landscaping <br />shall be installed prior to the occupancy of any building on-site to the extent <br />practical. <br />c. The landscaping planter north of the sidewalk along Stoneridge Drive shall <br />be at least 15 feet in width. <br />d. Prior to the recordation of the Final Map, if the City Manager determines that <br />the use of recycled water has been adequately studied as required per <br />CEQA, then all irrigation systems including pipes, valves, heads, boxes, etc. <br />shall be designed for the use of recycled water,' unless waived by the City <br />Engineer. <br />e. Once building construction has commenced, undeveloped portions of later <br />development phases shall be hydroseeded annually with native wildflowers. <br />f. Revise the plans such that the southern and western elevations of the <br />proposed wall by the Neighborhood Park are completely screened with <br />landscaping to deter graffiti tagging. <br />10. Fencing and Walls. <br />a. The wall on the shared boundary line with the senior continuing care <br />community (PUD -68) shall be eight feet in height. The wall may be a brown <br />split face block wall or the off white wall shown on sheet 23 of Exhibit B for <br />PUD -57. Prior to the issuance of a building permit, the plans shall be <br />revised to show the proposed wall design and the exact location of the wall. <br />The design and location shall be subject to the review and approval of the <br />Principal Planner. <br />b. Walls and solid privacy fencing shall not be located on the existing PG&E <br />and Zone 7 easements by 1-580. The plans shall be revised to address this, <br />prior to the issuance of a building permit. <br />11. Car Wash, Fluid Change, and Fuel Dispensing Areas. <br />a. The stationary car wash area(s) shall be covered and shall drain through an <br />appropriate interceptor to the sanitary sewer, subject to approval by <br />DSRSD. A sign shall be posted prohibiting the dumping of hazardous <br />materials. No other area shall drain to the car wash area; a berm shall be <br />installed to prevent such drainage if found necessary by the City Engineer <br />and Building and Safety Division. <br />
