subject to the review and approval by the Director of Community <br />Development and City Engineer prior to issuance of a grading permit. <br />25. No trees shall be installed in the median planter located above the <br />underground storage basin. <br />26. Any retaining walls along the street shall be placed behind the Public <br />Service Easement (PSE). <br />27. All utility boxes and transformers for this project shall be installed <br />underground. All utility lines shall be installed in conduit. Capacitor banks <br />or switches for the project may be installed above ground if properly <br />screened to the satisfaction of the Director of Community Development. <br />28. Any proposed phasing of this development shall be included with the <br />improvement plans and shall include narrative explaining any proposed <br />phasing. Unless a phasing plan for improvements is approved by the <br />Director of Community Development, the applicant shall complete all of <br />the improvements at one time. In the event multiple final maps are used, <br />each map shall clearly include all infrastructure included in that phase. <br />The City may require such additional engineering "downstream" so as to <br />ensure the proper functioning of all infrastructure. <br />29. Prior to issuance of building or grading permits for the project, the <br />applicant's noise consultant shall determine whether the increase in the <br />height of the pad elevations of Lots 3, 4, and 91-96 will require any <br />modification to the recommendations of the noise study entitled <br />"Busch/Ironwood Active Adult Project, Pleasanton, CA — Environmental <br />Noise Update" by Illingworth & Rodkin, Inc., dated April 9, 2008. Any new <br />noise mitigation shall be subject to the review and approval by the Director <br />of Community Development. <br />30. The 39 trees within the old Mohr Avenue right-of-way north of this project <br />may be removed by the applicant. The applicant shall not be required to <br />pay the appraised value of the 39 trees to be removed. <br />31. Details of the undergrounding of the existing overhead lines near the <br />northerly boundary of the site shall be shown on the improvement plans. <br />Said details shall be subject to the review and approval by the City <br />Engineer prior to issuance of building or grading permits. <br />{end} <br />N1 <br />
