units covered by this approval to the Planning Division for review and approval <br />with the building permit plans and application. <br />The units shall be designed and constructed to meet or exceed a goal of <br />100 points using the ACWMA's GreenPoints rating system, with a minimum of <br />10 points in each category (Resources, Energy, and IAQ/Health) but no less than <br />75 Green Points as the minimum. The final GreenPoints measures and <br />programs shall be stated on one of the first two pages of the plans submitted for <br />issuance of a building permit. Each point identified shall have a notation showing <br />which sheet the item can be found. <br />A special inspection by a representative from the Planning Division shall be <br />coordinated with regards to landscaping, irrigation, and exterior materials. All of <br />the green building measures indicated on the approved checklist shall be <br />inspected and approved by either the City of Pleasanton, a qualified specialist, or <br />the applicant shall provide written verification by the project engineer, architect, <br />landscape architect, or designer. <br />Standard Conditions <br />Building Conditions <br />8. The applicant shall obtain a building permit from the Building and Safety Division <br />and any other applicable City permits for the development prior to the <br />commencement of any construction including grading. <br />9. The applicant shall pay any and all fees to which the property may be subject prior <br />to issuance of a building permit. The type and amount of the fees shall be those <br />in effect at the time the building permit is issued. <br />10. The building permit plan check materials will be accepted for submittal only after <br />the ordinance covering this modification becomes effective, unless after the <br />ordinance is adopted the applicant submits a signed statement'acknowledging <br />that the plan check fees may be forfeited in the event that the ordinance is <br />overturned or that the design is significantly changed. In no case will a building <br />permit be issued prior to the effective date of the ordinance. <br />11. The applicant shall submit two copies of the site soils report to the Building and <br />Safety Division for review before the issuance of a grading permit. <br />12. The three structures covered by this approval shall be constructed to meet Title <br />24 state energy requirements, and to comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br />3 <br />
