EXHIBIT A.1 <br />CONDITIONS OF APPROVAL <br />PSDR-388, Steve Peterson, Master Sign Program <br />600 Main Street <br />March 25, 2009 <br />The Master Sign Program shall conform substantially to the site plan, elevations, <br />and related materials, Exhibit B, dated "Received" February 9, 2009, on file with <br />the Planning Division. Minor changes to the plans may be allowed subject to the <br />approval of the Director of Community Development if found to be in substantial <br />conformance with approved exhibits. <br />2. Prior to installation of any tenant signs, the Master Sign Program shall be <br />modified as follows: <br />a. On p. 4 in the "General Requirements" section, add at the end of the first <br />paragraph that Sign Design Review approval must also be obtained from the <br />City. <br />b. On p. 4 in the "General Requirements" section, indicate that the gooseneck <br />lights shall be the same on all four buildings and shall match the gooseneck <br />light specification sheet at the end of the master sign program. In addition, <br />the "dark antique bronze" color shall be specified as the required color. <br />c. On pp. 7, 8, 10, 21, and any other applicable page, indicate that the window <br />and door signage for the Suite A tenant shall be limited to three windows <br />(including the Division Street window) and one door. In addition, indicate that <br />except during the first three months of operation there shall be no other <br />window or temporary signs for the Suite A tenant whether applied on the <br />window or mounted inside the business visible from the sidewalk and Main <br />and Division Streets. <br />d. On p. 10, the gooseneck lights on Building 2 shall be installed on the flat wall <br />below the cornice. <br />e. On p. 10, the gooseneck light locations shall be shown for the Building 3 wall <br />sign. <br />f. The sign materials for the wall, overhang, and blade/undercanopy sign shall <br />be changed to allow wood or high-density sign foam for the sign panel and to <br />allow wood, high-density sign foam, metal, or Sintra° (or equivalent) letters for <br />the sign copy. <br />
