The plan conforms to the purposes of the PUD District. <br />The proposed PUD plan sets forth the parameters for the development of <br />the subject property in a manner consistent with the Happy Valley Specific <br />Plan. The proposed PUD development plan implements the purposes of <br />the City's PUD Ordinance by providing a residential development <br />consisting of custom -lot, single-family building sites and open space <br />areas. Through the conditioning of the subject PUD development plan, <br />the proposed project will substantially conform to the requirements of the <br />Happy Valley Specific Plan and the Pleasanton General Plan. Therefore, <br />this finding can be made. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Recommends approval of Case PUD -77, the application of Dutra Trust for <br />Planned Unit Development (PUD) development plan approval to subdivide <br />a ten -acre site located at 1053 Happy Valley Road into five single-family <br />residential lots and one open space parcel, subject to the conditions in <br />Exhibit A, attached hereto and made part of this case by reference. <br />Section 2.
