EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PAP -125 (Appeal of PDR -725, Comerica Bank) <br />600 Main Street <br />September 24, 2008 <br />The proposed ATM, night deposit box, and related improvements shall conform <br />substantially to the site plan, elevations, and related materials, Exhibit A, dated <br />"Received" March 20 and August 11, 2008, on file with the Planning Division. <br />Minor changes to the plans may be allowed subject to the approval of the Director <br />of Community Development if found to be in substantial conformance with <br />approved exhibits. <br />2. Any future exterior changes to any of the buildings on the subject property shall <br />require review and approval by the Planning Commission. <br />3. The applicant shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br />4. No signage is approved as part of this application. Prior to installation of any <br />signs, a comprehensive sign program for the site shall be submitted for review and <br />approval by the Planning Commission. <br />5. The replacement siding used to fill in the window opening shall match the design, <br />material, and color of the existing wood siding at this location on the building. The <br />window opening shall not be replaced with short lengths of wood siding sized to <br />match the window opening; instead, the existing wood siding around the window <br />opening shall be removed back to an existing joint and replaced with as few pieces <br />as feasible to fill in the window opening. Window removal and siding replacement <br />details shall be shown on the plans submitted for issuance of building permits and <br />shall be subject to review and approval by the Director of Community Development <br />prior to issuance of a building permit. <br />6. Within 30 days of vacating the tenant space, the applicant and/or Comerica Bank <br />shall remove the ATM, night deposit box, and ATM light and repair the building wall <br />and replace the first floor window with the original window and window treatment <br />(trim, sill, etc.) or with a new window and window treatment matching the design, <br />size, materials, and color of the original window. The building siding shall not be <br />replaced with short lengths of wood siding sized to match the ATM and night <br />deposit box openings; instead, the existing wood siding around the openings shall <br />be removed back to an existing joint and replaced with as few pieces as feasible to <br />fill in the openings. Said modifications shall be installed to the satisfaction of the <br />Director of Community Development. <br />
