Code. This device shall be installed by the building/house plumber between the <br />two-way cleanout at the street right-of-way line and the building/house. Any <br />building pad falling within these criteria shall be flagged on the street <br />improvement plans. <br />74. All streets designed to have no parking on one or more sides shall be posted in <br />accordance with State law to advise of the "no parking" restrictions. <br />75. Any existing septic tank and leach field located on the property shall be <br />abandoned per Alameda County Health Department regulations. <br />76. Unless used for landscape irrigation, any existing wells located on the property <br />shall be abandoned per Zone 7 standards. If wells are to remain, the property on <br />which the well is located shall have a backflow device on the domestic water line. <br />77. The homeowners association shall maintain/prune the trees, shrubs, and <br />groundcover in the Reimers Drive median, as necessary, to provide adequate <br />line -of -sight visibility of stopped vehicles at the project key card machine. <br />Adequate line -of -sight visibility shall be determined by the Deputy Director of <br />Transportation. <br />78. The final location of the stop signs in the development shall be subject to the <br />review and approval of the Deputy Director of Transportation. <br />79. The final number and location of the sidewalk "bulb outs" at corner lots in the <br />development (e.g., Lots 26, 52, 77, and 99) shall be subject to the review and <br />approval of the City Engineer and Director of Planning and Community <br />Development <br />80. Unless otherwise approved by the City Engineer, the storm drainage from each <br />lot shall be directed to the street or to an approved storm drain system in <br />accordance with Sections 2907(b)(5) and 7012(d) of the 1988 Uniform Building <br />Code. <br />81. Unless otherwise approved by the City Engineer, all fill and cut slopes shall be <br />3:1 horizontal to vertical or less. <br />82. All utilities required to serve the proposed development on-site shall be installed <br />underground in a joint utility trench, unless otherwise determined by the City <br />Engineer. <br />83. The project developer shall comply with the recommendations of the <br />geotechnical report entitled "Geotechnical Investigation, Ponderosa Active Adult <br />Community" prepared by Cornerstone Earth Group, dated January 21, 2008. <br />The project developer's geotechnical consultant shall review and approve all <br />foundation, retaining wall, and drainage geotechnical aspects of the final <br />14 <br />
