54. The project developer shall submit record tract grading plans showing the <br />elevation of all four (4) corners of the lot as well as the center of the lot, all top <br />and toe of slope elevations, and the top and toe of all retaining wall elevations. <br />55. The record grading plan is to be submitted to the Chief Building Official before <br />the first house final. <br />56. The soils engineer shall certify the pad compactions of all lots containing fill to <br />the satisfaction of the Chief Building Official prior to the issuance of building <br />permits. <br />57. Building and situs plans are to be submitted to the Building and Safety Division <br />on computer disk in a format approved by the Chief Building Official. Digitized <br />information shall be submitted before requesting a final inspection and should <br />reflect as -built situs and architectural information as approved by the Chief <br />Building Official. <br />Fire Department Requirements <br />58. The project developer shall meet all requirements of the Pleasanton Fire Code <br />(Pleasanton Municipal Code, Chapter 20.24). <br />59. The dwelling units and clubhouse covered by this approval shall be equipped <br />with an automatic fire sprinkler system. Plans and specifications for the <br />automatic fire sprinkler system shall be submitted to the Building and Safety <br />Division for review and approval prior to installation. The fire alarm system, <br />including water flow and valve tamper, shall have plans and specifications <br />submitted to Fire Prevention for review and approval prior to installation. All <br />required inspections and witnessing of tests shall be completed prior to final <br />inspection and occupancy of the dwelling unit. <br />60. The vehicular entry gate into the project shall be equipped with a 3M-OptiCom <br />electronic override system and with a system that allows the gate to be opened <br />using the Police Department radio transceivers. The final design of the gate and <br />gate opening system shall be subject to the review and approval by the Director <br />of Planning and Community Development, Police Chief, and Fire Chief prior to <br />issuance of a building permit. <br />61. The final design of all emergency vehicle accesses (EVA's) within the project <br />shall be subject to the review and approval of the Fire Chief and Director of <br />Planning and Community Development. <br />62. All public and private driveways designated as fire lanes by the Fire Chief shall <br />be maintained in accordance with Articles 9 and 10 of the Uniform Fire Code, <br />which permits towing vehicles illegally parked on the fire lanes.
