device. The proposed type of irrigation efficiency device shall be shown on <br />the plans submitted for the issuance of building permits; and <br />c. Six-inch vertical concrete curbs shall be installed between all paved parking <br />lot areas and landscaped areas, with the exception of the curb cut areas for <br />the bioswale. <br />20. The project developer shall provide root control barriers and four inch perforated <br />pipes for parking lot trees, street trees, and trees in planting areas less than ten <br />feet in width, as determined necessary by the Planning Director at the time of <br />review of the final landscape plans. <br />21. Prior to occupancy, the landscape architect/landscape designer/landscape <br />contractor shall certify in writing to the Planning Director that the landscaping has <br />been installed in accordance with the approved landscape and irrigation plans <br />with respect to size, number, and species of plants and overall design concept. <br />Ling <br />22. The project developer shall submit a final lighting plan for the exterior of the <br />building and for the parking lot for the review and approval by the Planning <br />Director prior to issuance of building permits. The lighting plan shall be <br />consistent with Section 20.36.110, "Commercial Buildings—Lighting," of the <br />Pleasanton Municipal Code. The light standards shall be designed to shine <br />downward only. The light standards in the parking lot shall be no more than <br />20 feet in height. <br />a. The proposed outdoor lighting for the subject property shall be of low intensity <br />and shielded in order to minimize its visibility from off-site. Outdoor lighting <br />shall also not glare onto adjacent properties or streets. Exterior lighting shall <br />use the lowest wattage and shall limit the number of fixtures to attain the <br />lowest luminosity. <br />Siqnage <br />23. A comprehensive sign program showing the locations, sizes, and construction <br />details of all building and site signs shall be submitted to the Planning Director for <br />consideration under a separate application. <br />24. At no time shall balloons, banners, pennants, or other attention -getting devices <br />be utilized on the site except as allowed by Section 18.96.060K of the Zoning <br />Ordinance for grand openings or by Section 18.116.040 of the Zoning Ordinance <br />if approved by temporary conditional use permit as part of a decorating plan in <br />conjunction with shopping center promotional events. <br />5 <br />
