EXHIBIT B <br />CONDITIONS OF APPROVAL <br />Tract 7940, Mike Carey and Steve Maestas <br />225 West Angela Street <br />January 23, 2008 <br />Tentative Map Tract 7940 shall be as shown on the tentative map plans <br />and related exhibits, Exhibit A, dated "Received January 4, 2008," on file at <br />the Planning Department, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved <br />exhibits. <br />2. All conditions of PUD -55 shall remain in full force and effect; final approval <br />of all utility systems, grading, streets, drainage, and other improvements <br />shall be subject to final review and approval by the City Engineer. <br />3. All easements, as deemed necessary by the City, shall be shown on the <br />Final Map or in the CC&Rs for the project. The location and wording of the <br />easements shall be subject to the review and approval of the City Attorney, <br />Director or Public Works, and Chief Building Official. <br />4. All abbreviations used on the Final Map must be included in the <br />Abbreviations Key on the Final Map. <br />5. The applicant shall install a 1 '/ inch asphalt pavement overlay (with fabric) <br />over Peters Avenue across the project, including the replacement of any <br />striping or pavement markers covered by the overlay. <br />6. The applicant shall remove and replace the handicap ramp on the corner of <br />Angela Street and Peters Avenue as directed by the City Engineer. <br />7. The planter stripe located between the sidewalk and back of curb shall be <br />irrigated and planted to the satisfaction of the City's Landscape Architect. <br />The homeowners or maintenance association shall be responsible for the <br />maintenance of the planter stripe. <br />8. All utilities serving the development shall be placed underground in <br />conduits including any boxes or transformers. All capacitor banks or <br />switches for the project may be installed above ground if properly screened <br />to the satisfaction of the Planning Director. <br />
