EXHIBIT B CONDITIONS OF APPROVAL Tract 7940, Mike Carey and Steve Maestas 225 West Angela Street January 23, 2008 Tentative Map Tract 7940 shall be as shown on the tentative map plans and related exhibits, Exhibit A, dated "Received January 4, 2008," on file at the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. All conditions of PUD -55 shall remain in full force and effect; final approval of all utility systems, grading, streets, drainage, and other improvements shall be subject to final review and approval by the City Engineer. 3. All easements, as deemed necessary by the City, shall be shown on the Final Map or in the CC&Rs for the project. The location and wording of the easements shall be subject to the review and approval of the City Attorney, Director or Public Works, and Chief Building Official. 4. All abbreviations used on the Final Map must be included in the Abbreviations Key on the Final Map. 5. The applicant shall install a 1 '/ inch asphalt pavement overlay (with fabric) over Peters Avenue across the project, including the replacement of any striping or pavement markers covered by the overlay. 6. The applicant shall remove and replace the handicap ramp on the corner of Angela Street and Peters Avenue as directed by the City Engineer. 7. The planter stripe located between the sidewalk and back of curb shall be irrigated and planted to the satisfaction of the City's Landscape Architect. The homeowners or maintenance association shall be responsible for the maintenance of the planter stripe. 8. All utilities serving the development shall be placed underground in conduits including any boxes or transformers. All capacitor banks or switches for the project may be installed above ground if properly screened to the satisfaction of the Planning Director.
