<br />48.) The applicant shall keep the site free of fire hazards from the start of <br />lumber construction until final inspection. <br /> <br />49.) The Fire Chief and City Engineer shall approve the number, type and <br />location of all public fire hydrants. The Fire Chief and Director of Building <br />Inspection shall approve the number, type, and location of private fire <br />hydrants. <br /> <br />50.) Prior to any framing construction, the applicant shall provide adequate fire <br />protection facilities, including but not limited to surface roads, fire <br />hydrants, and a water supply and water flow meeting Fire Department <br />standards to suppress a major fire, If, prior to any framing construction, the <br />applicant proposes in writing an alternate method of fire protection, the Fire <br />Chief may allow the alternative method, <br /> <br />5 L) All curbs within a 7 1/2 foot radius of a public fire hydrant shall be painted <br />red unless modified by the Pleasanton Municipal Code or the Fire Chief. <br />Blue street "hydrant markers" shall be installed for all fire hydrants per City <br />of Pleasant on Standard Specifications. <br /> <br />Engineering <br /> <br />52.) The applicant shall submit a final grading and drainage plan prepared by a <br />licensed civil engineer depicting all final grades and on-site drainage <br />control measures to protect all cut and fill slopes from surface water <br />overflow, This plan shall be subject to the review and approval of the City <br />Engineer and/or the Director of Building Inspection prior to the issuance of <br />any building permits. <br /> <br />53.) The applicant shall submit a refundable cash bond for hazard and erosion <br />control prior to issuance of an Engineering or Building Department permit. <br />The amount of this b9nd will be determined by the City Engineer. <br /> <br />54.) The applicant shall grant an easement to the City over those parcels needed <br />for public service easements (P.SE) and which are approved by the City <br />Engineer or other easements which may be designated by the City <br />Engineer. The retaining wall shown along the rear of lots 26-28 shall <br />terminate behind the P.S.E. <br /> <br />55.) The design for the line, grade, and structural sections for the streets serving <br />this development shall be subject to fmal review and approval by the City <br /> <br />PUD-99-05 <br /> <br />Planning Commission <br /> <br />Page 9 <br />
