<br />40.) The applicant shall submit plot plans for each of the residential lots <br />showing building setbacks and a topographic plan showing grading and <br />drainage. Pad elevations, finish floor elevations, retaining walls, <br />easements, and maximum height of the highest structure are to be indicated <br />on the plan. Plans for custom lots are to be signed by a registered civil <br />engineer. All residential plot plans shall show compliance with 2907(d) <br />and 70012(d) of the Uniform Building Code. <br /> <br />41.) Property lines shall be located a minimum of two feet from the uphill side <br />of the top of bank. <br /> <br />42.) The applicant shall submit two copies of the site soils report to the Director <br />of Building Inspection for third party peer review and shall pay for such <br />review at the time specified by the Director, but in all cases before the <br />issuance of a grading permit. <br /> <br />43.) The applicant shall submit record tract grading plans showing: 1) the <br />elevation of all four comers of the lot as well as the center of the lot, 2) all <br />top and toe of slope elevations, and 3) the top and toe of all retaining wall <br />elevations. The record grading plan is to be submitted to the Director of <br />Building Inspection before the first house final. <br /> <br />44.) The soils engineer shall certify the pad compactions of all lots to the <br />satisfaction of the Director of Building Inspection prior to the issuance of <br />building permits. <br /> <br />45.) Building and site plans are to be submitted to the Building Department on <br />computer disk in a format approved by the Director. Digitized information <br />shall be submitted before requesting a final inspection and should reflect <br />as-built site and architectural information as approved by the Director. <br /> <br />Fire <br /> <br />46.) The applicant shall post address numerals on the building so as to be <br />plainly visible from all adjoining streets or driveways during both daylight <br />and night time hours. Tenant spaces shall be identified as determined by <br />the City. <br /> <br />47.)
