<br />trees is subject to the review and approval of the East Bay Regional Park District <br />and the Planning Department prior to Tentative Map approval. <br /> <br />20. Prior to the occupancy of the homes on lots 1-12, the developer shall install a five <br />foot landscaping strip and irrigation along the north side of the northern private <br />road. Native and/or indigenous landscaping known to have some fire resistance <br />shall be planted in the landscaping strip. Prior to the issuance of the Tentative <br />Map, the applicant shall revise the plans to address this condition. The number, <br />type and size, and location of landscaping species shall be subject to the review <br />and approval of the Planning Department and the East Bay Regional Park District. <br /> <br />21. Prior to Tentative Map approval, the developer shall revise the plans and shall <br />show front yard, rear yard, and side yard landscaping on lots 3,4, and 6 subject to <br />the review and approval of the Planning Director. Only landscaping known to <br />have some fire resistance shall be planted on lots 3,4, and 6 and the majority of the <br />plants shall be native and/or indigenous. The landscaping shall be located in a <br />manner to reduce fire hazard. The approved landscaping on lots 3,4, and 6 shall be <br />installed prior to the issuance of a final building permit on lots 3,4, and 6. <br /> <br />22. The London plane trees shown on lots 3,4,6, and 7 and west of lot 7, as shown on <br />Exhibit "A", shall be replaced with coast live oaks. <br /> <br />23. The developer's final landscape plan and irrigation plan shall be submitted to and <br />approved by Planning Director as part of the building permit plan set prior to issu- <br />ance of an on-site permit. Said landscape plan shall be consistent with the ap- <br />proved landscape plan, as shown in Exhibit "A", plus any conditions of approval, <br />and shall be detailed in terms of species, location, size, quantities, and spacing. <br /> <br />24. The developer shall install either landscaping and irrigation or hardscape around <br />the homes on lots 1-12. The landscaping and irrigation or hardscape shall be pro- <br />vided on all sides of the homes and within eight (8) feet of any portion of the <br />homes on lots 1-12. The landscaping, irrigation, and hardscape is subject to the re- <br />view and approval of the Planning Department prior to building permit issuance. <br /> <br />25. With the exception of the trees required in condition #15, all new trees used in <br />landscaping, as shown in Exhibit "A", shall be a minimum of24 inch box in size <br />and all shrubs a minimum of 5 gallons. <br /> <br />Page 5 <br />
