<br />Exhibit "B" <br />Conditions of Approval <br />Case PUD-99-01 <br />4456 Foothill Road <br /> <br />PLANNING <br /> <br />1. The development shall be substantially as shown on the development plans Exhibit <br />"A", dated "Received August 13, 1999" and the color and material board dated <br />"Received February 16, 1999" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial con- <br />formance to the approved exhibits. <br /> <br />2. Prior to Tentative Map Approval the applicant shall submit revised house plans to <br />the Planning Department. The house plans shall have an individualistic rural de- <br />sign and shall be subject to the review and approval of the Planning Commission. <br /> <br />3. Lots 1-12 as shown on Exhibit "A", shall be subject to the site development stan- <br />dards of the R-I-20,000 zoning district except as modified by the conditions of this <br />approval, "Exhibit "B". <br /> <br />4. The 39-acre lot west oflots 3,4,6, and 7 as shown on Exhibit "A", shall be subject <br />to the site development standards of the R-I-40,000 zoning district except as modi- <br />fied herein. No structures, including additions, may be located in the "structure <br />setback" area as designated on Exhibit "A". <br /> <br />Seoaration. Building Pads. Setbacks. and Height <br /> <br />5. Main structures on lots 1,2, and 10 shall meet the separation requirements of the <br />West Foothill Corridor Overlay District. Main structures on lots 3-9, and 11-12 <br />shall meet the separation requirements of Section 18.84.100A (Yards and Courts <br />Related to Height ofa Structure) of the Pleasanton Municipal Code. <br /> <br />6. Prior to Tentative Map approval, the developer shall show building envelopes on <br />lots 1-12. The pads shall be drawn with the intent of preserving as much of the ex- <br />isting natural topography on the lots as possible. The building envelopes are sub- <br />ject to the review and approval of the Planning Director and City Engineer prior to <br />the issuance of a Tentative Map.
