<br />Exhibit B <br />Conditions of Approval for <br />PUD-99-6, PUD-99-8, PUD-99-9, <br />PUD-99-10, and PUD-99-12 <br />Amended to Reflect Action of the <br />Planning Commission on September 8, 1999 <br /> <br />Planninl! <br /> <br />I. Development shall be substantially as shown on the development plans, Exhibit "A", dated "Received <br />September 3, 1999" on file with the Planning Department, except as modified by the following conditions. <br />Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. This PUD shall be subject to the uses and site development standards of the R-I-20,000 zoning district, <br />except as shown in the following chart and list of site development restrictions: <br /> <br /> <br />30 ft. <br />15 ft. (20 ft. on street side yard) <br />30 ft. <br />30 ft. (highest to lowest part of structure) <br /> <br />5 ft. (10 ft. on street side yard) <br />5 ft. <br />15 ft. <br />5 ft.; parallel walls may be used wi 3 ft. of landscaping between walls <br />Permitted only on areas of the site where the following two conditions <br />are met: (I) the grade is 10% or less (2) meets the setbacks of the <br />principal structure <br /> <br />List of Site Development Restrictions: <br />a) No second-story additions shall be permitted on all four lots of the Gooch property (PUD-99-8) and <br />Lots 6, 7, and 8 of the McGuire property (PUD-99-6). <br />b) No Class lor II accessory structures shall be permitted between the Vineyard Avenue right-of-way <br />and the bermlsoundwall at the rear of Lots I and 2 of the Lutz property (PUD-99-10). <br />c) No solid fencing or Class lor II accessory structures other than those intended for use for <br />agricultural purposes shall be permitted in the area designated on the approved development plan as <br />open space area on Lot 3 ofthe Jardin property (PUD-99-12). <br />d) No Class I accessory structures or building additions shall be constructed within 40 ft. of the rear <br />lot line of Lots 6,7, and 8 of the McGuire property (PUD-99-6). <br /> <br />3. The keeping of any animals except household pets shall be a conditionally permitted use on Lot 3 ofthe <br />Jardin property (PUD-99-12). All stables must be kept a minimum of 100 ft. from any residence on an <br />adjacent parcel. <br /> <br />4. No gates shall be permitted on the private streets or driveways unless required for agricultural protection <br />purposes. <br />
