<br />remedies of the association, but not the obligation, to enforce the maintenance <br />responsibilities of the property owners association. <br /> <br />13. Prior to occupancy of any building within the project, either interim or long-term <br />improvements shall be made to the Stanley BoulevardlValley AvenuelBemal Avenue <br />intersection to enable operation at LOS "D" or better for the existing trips plus approved <br />trips plus project (90,000 sq. ft.) trips scenario. In the event that the identified City <br />project has not been completed to achieve this LOS, the project developer shall undertake <br />such interim improvements as may be necessary to achieve the LOS "D" standard. Any <br />funds expended by the project developer for such interim improvements shall be credited <br />towards this project's local traffic fee if such improvements are part of the permanent <br />improvements pursuant to the local Traffic Improvement Fee regulation. <br /> <br />Building and Site Design Requirements: <br /> <br />14. The project developer shall revise the proposed site design for this development in the <br />following manner: <br /> <br />a. A minimum twenty-five foot (25' 0") wide landscape area shall be provided along <br />the entire length of the site's frontage adjoining Boulder Street between the parking <br />area and the public street right-of-way. <br /> <br />b. A minimum ten foot (10' 0") wide landscape area shall be provided between the <br />north side of Building One and the southside of the driveway aisle. <br /> <br />c. The proposed 30' 0" wide driveway aisle located between buildings shall reduced in <br />width to 24' 0", with the area located between the driveway aisles and the buildings' <br />side elevations landscaped. <br /> <br />d. The landscape fingers located near each building's corner shall be modified per Ex- <br />hibit "D". <br /> <br />e. Landscape fingers facing Boulder Court shall be increased in width from one to two <br />parking spaces. <br /> <br />f. The portion of the proposed development located at the southern end of the cul-de- <br />sac ending Boulder Court shall be modified as shown in Exhibit "D". <br /> <br />g. The first driveway entrance from Boulder Court to Lot 1 shall be eliminated. <br /> <br />2-99-079.
