<br />64. The storm drain system located in Boulder Court shall be private and shall be maintained <br />by the owners association. The sanitary sewer system and water mains shall be public <br />and maintained by the City. <br /> <br />65. Public or private streets and utilities shall be constructed to City standards. <br /> <br />66. Prior to approval of a final parcel/subdivision map, the project developer shall post a <br />performance bond with the City of Pleasanton for all street improvements that are not to <br />be accepted by the City of Pleasanton. <br /> <br />67. The project developer shall provide drainage releases along Boulder Street and Boulder <br />Court to the satisfaction of the City Engineer such that, in the event a catch basin <br />becomes clogged, storm water does not flow over the top-of-curb before discharging into <br />another down-stream catch basin. <br /> <br />68. The public sanitary sewer to be located in Boulder Court shall terminate at the manhole to <br />be located at the end of the cul-de-sac bulb. Private lateral(s) shall be extended to Lots 4 <br />and 5. <br /> <br />69. All existing utility stubs on Boulder Street that are not utilized for this project shall be <br />abandoned as directed by the City Engineer. <br /> <br />70. The proposed building pads shall be constructed above the one hundred (100) year flood <br />plain as determined by FEMA. The proposed buildings' finished floor elevations shall be <br />constructed one foot (I' 0") above the one hundred (100) year flood plain as determined <br />by FEMA. <br /> <br />71. The storm drainage from each lot shall be directed to Boulder Court or to an approved <br />storm drain system in conformance with Sections 2907(b)(5) and 7012(d) of the 1988 <br />Uniform Building Code unless otherwise approved by the Director of Building Inspection <br />or by the City Engineer. <br /> <br />72. Individual sanitary sewer and water laterals shall be provided to each lot. There shall be a <br />two way cleanout on the sanitary sewer lateral located at the back of the PSE . <br /> <br />73. The project developer shall submit detailed landscape and irrigation plans as part of the <br />improvement plans for the section of Boulder Street adjoining the proposed project. <br />These plans shall include a street tree planting plan and landscape plans for the <br /> <br />2-99-079.
