The plan conforms to the purposes of the PUD District. <br /> <br />The development of the existing PUD zoning designations for the North <br />Sycamore area recognized the fact that the parcels in the area are irregularly <br />shaped and that the PUD zoning district, through the requirements of the specific <br />plan, was needed in order to develop a comprehensive plan to facilitate the <br />development in a reasonable and orderly manner. The proposed PUD plan sets <br />forth the parameters for the future development in a manner consistent with the <br />North Sycamore Specific Plan and through the conditioning of the subject PUD <br />development plan, the proposed project will substantially conform to the <br />requirements of the North Sycamore Specific Plan. <br /> <br />WHEREAS, the Planning Commission finds that the proposed development plan and design <br />guidelines have been designed to be consistent with the North Sycamore Specific <br />Plan, while detailing additional requirements to ensure that the design of the <br />future residences maintain a rural character. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends approval of Case PUD-99-02, the application of Hoss Bozorgzad <br />for PUD development plan approval to allow the subdivision of a 2.5:t acre site <br />into four lots ranging in size from approximately 19, 320 square feet to 34,865 <br />square feet located at 488 Sycamore Road, subject to the conditions shown in <br />Exhibit "B," attached hereto and made part ofthis case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective immediately upon its passage and adoption. <br />
