<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-99-57 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF HOSS <br />BOZORGZAD FOR PUD DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE <br />PUD-99-02 <br /> <br />WHEREAS, Hoss Bozorgzad has applied for PUD development plan approval to allow the <br />subdivision of a 2.5:t acre site into four lots ranging in size from approximately <br />19,320 square feet to 34,865 square feet located at 488 Sycamore Road; and <br /> <br />WHEREAS, zoning for the property is PUD-LDR/A (Planned Unit Development - Low <br />Density Residential/Agricultural) District; and <br /> <br />WHEREAS, the project is within the North Sycamore Specific Plan area for which an EIR has <br />been prepared and certified; and <br /> <br />WHEREAS, at its dilly noticed public hearing of August 25, 1999, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The plan is in the best interests of the public health, safety, and <br />general welfare. <br /> <br />The proposed project, as conditioned, would be consistent with all applicable City <br />standards concerning public health, safety, and welfare. The applicant will <br />contribute to the master planned infrastructure improvements which are needed in <br />order to ensure adequate circulation, water, sewer, and other infrastructure in <br />accordance with General Plan standards. <br /> <br />2. The plan is consistent with the City's General Plan. <br /> <br />The North Sycamore Specific Plan was developed to implement the City's <br />General Plan for the North Sycamore area. The Sycamore Specific Plan has been <br />found to be consistent with the General Plan policies including development <br />outside 100-year flood zone areas, development on stable soils, construction <br />(future) of semi-custom housing stock, and densities consistent with surrounding <br />
