<br />Resolution No. PC-99-56 <br />Page 3 <br /> <br />EXHIBIT "B" <br />Z-99-135 <br />PLANNING COMMISSION <br />CONDITIONS OF APPROVAL <br />FOR ADDITION TO HOUSE <br /> <br />I. The addition shall substantially conform to the site plan, floor plans, and <br />elevations, Exhibit "A", dated "Received May 7, 1999" on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning Director if found to <br />be in substantial conformance to the approved exhibits. <br /> <br />2. The applicant shall obtain all building and other applicable City permits for the <br />project prior to commencement of construction <br /> <br />3. This design approval will lapse within one year from the date of approval unless a <br />building permit is issued and construction has commenced and is diligently <br />pursued toward completion or an extension has been approved by the City. <br /> <br />4. Prior to building permit issuance, the plans shall be revised to show removal of the <br />balcony and sliding glass doors on the right (rear) elevation to be replaced by a <br />window, the design of which shall be approved by the Planning Director. <br /> <br />5. Prior to building permit issuance, a landscape plan shall be submitted to the <br />Planning Director that shows five additional Italian Cyprus trees of a minimum <br />24-inch boxed size to be planted along the southern property line. This landscape <br />plan shall show the existing trees. A deed restriction shall be recorded against the <br />property requiring all future property owners to maintain the trees in good health <br />and vigor at all times. In the event that any of trees die in the future, they shall be <br />replaced within 30 days by a tree species and size approved by the Planning <br />Director. <br /> <br />6. The second story addition shall not project any closer to the front property line <br />than the existing setback. <br /> <br />7. The applicant shall submit a building survey and/or record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the <br />Municipal Code of the City of Pleasant on. These plans shall be approved by the <br />Planning Director and the Director of Building Inspection prior to the issuance of a <br />building permit.
