<br />Resolution No. PC-99-52 <br />Page 3 <br /> <br />Conditions of Approval <br />Case Z-99-24 <br />859 Rose Avenue <br />(July 28, 1999) <br /> <br />PLANNING <br /> <br />1. Development shall be substantially as shown on the development plans and color <br />board, Exhibit "A", dated "Received July 20, 1999" on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning Director if found to be <br />in substantial conformance to the approved exhibits. <br /> <br />2. The front building elevation of the garage and dwelling unit above the garage shall <br />match that shown in option #3 on Exhibit "A", on file with the Planning <br />Department. Prior to the issuance of a building permit, the site plan shall be <br />modified to be consistent with the front elevation. The site plan shall be subject to <br />the review and approval of the Planning Director prior to the issuance of building <br />permits. <br /> <br />3. The front facing door on the first floor of the front elevation shall not open. The <br />side facing door on the first floor of the right elevation shall open and close and is <br />subject to the requirements of the Building Code. Prior to the issuance of a <br />building permit, this condition shall be clearly stated on the plans. <br /> <br />4. The railing on the second floor deck shall be open. The rails shall be spaced at least <br />two inches apart and the rails shall be no more than two inches wide. A detailed <br />drawing of the deck shall be submitted for issuance of building permits and shall be <br />subject to approval by the Planning Director prior to issuance of a building permit. <br /> <br />5. Window sashes, casings, and sills shall be provided on all windows on the garage <br />and dwelling above the garage. Window sashes and casings shall be provided <br />around the two sliding glass doors on the dwelling unit above the garage. Casing <br />shall be provided around the door on the front elevation of the garage. All of the <br />windows, the sliding glass doors, and the front door on the garage shall be recessed <br />at least two and a half inches into the exterior building wall. The window and door <br />casings shall be at least three inches in width and a half of an inch in depth. The <br />window sashes shall be at least an inch in width. The window sills shall be at least <br />an inch in vertical length and at least three and a half inches in depth. Detailed <br />drawings of the windows and glass doors on the garage and dwelling unit above the <br />garage shall be submitted for issuance of building permits and shall be subject to <br />
