<br />Lot 12. This change shall be shown on the tentative subdivision map and grading <br />plan. <br /> <br />43. The storm drainage from each lot shall be directed to the public street for Lots I <br />through 5 and 10 through 12 or to the private driveway for Lots 6 through 9 unless <br />otherwise approved by the Planning Director and by the City Engineer. <br /> <br />44. The proposed 25' 0" wide Emergency Vehicle Access (EVA) to the municipal golf <br />course and the 35' 0" wide access road to the Wentworth property shall have a <br />minimum pavement width of 16' 0" constructed within a 20' 0" wide clear area. <br />Design details for the EVA and access road shall be submitted with the Tentative <br />Subdivision Map application. <br /> <br />45. Unless otherwise approved by the City Engineer, all public storm drain lines shall <br />be within the street right-of-way. All other storm lines shall be private and main- <br />tained be the individual homeowners. <br /> <br />46. With the first construction phase, the project developer shall improve the entire <br />width of Happy Valley Road.from the east side of the bridge crossing of the cre~k <br />to the westerly edge of the subject property. Improvements shall be as specified in <br />the Happy Valley Specific Plan: two (2) (12' 0") wide travel lanes and a three-foot <br />(3' 0') wide paved trail, if feasible, along the road's north side. The project devel- <br />oper shall dedicate an eight-foot (8' 0") wide public service easement located be- <br />hind the paved area. <br /> <br />47. The project developer shall determine the structural section of existing Happy Val- <br />ley Road. If the existing street section is not adequate for the anticipated traffic <br />demand the street shall be reconstructed, as determined by the City Engineer. If <br />the street section is adequate the street shall be overlayed with a minimum of I 1/2 <br />inches of asphalt with fabric. The tentative map shall show these improvements. <br /> <br />48. Street improvement plans for Happy Valley Road shall preserve the existing trees <br />located along the north side of Lot 12 to the satisfaction of the Planning Director. <br /> <br />49. Water lines from the proposed project shall be looped and connected to the water <br />lines located on the municipal golf course. <br /> <br />50. The project developer shall comply with the recommendations of the "Preliminarv <br />Geotechnical and Geologic Investigation for Lots 109 and 110 -- Happv Vallev <br /> <br />PUD-99,07, Final Conditions of Approval <br />Per Planning Commission <br /> <br />August 12, 1999 <br />Page 8 of 13 <br />
