<br />8. That a separate sanitary sewer lateral be provided to each <br />lot of record within the development unless otherwise <br />approved by the city Engineer. <br /> <br />9. That in-lieu park dedication fees be collected by the City <br />prior to approval of the final map at the rate then in <br />effect and for the total number of lots in the final map, <br />unless this requirement has been otherwise satisfied. <br /> <br />10. That any existing assessment district, which the property <br />may be subject to, be cleared prior to the approval of the <br />final map or the developer will cause a segregation to be <br />completed in conjunction with the final map. <br /> <br />11. That the developer submit a refundable cash bond for hard <br />and erosion control prior to approval of the final map. <br />The amount of this bond will be determined by the city <br />Engineer. <br />(Approximately $100 per lot - $2500 minimum.) <br /> <br />12. That the developer (subdivider) may file multiple final <br />maps prior to the expiration of the conditionally approved <br />tentative map for this development; provided, however, that <br />each such final map filed shall provide for all normal and <br />reasonable public improvements required by the city to <br />serve that portion of this development to the satisfaction <br />of the city Engineer. <br /> <br />13. That the developer dedicate to the city for street right- <br />of-way purposes those parcels of land intended to be public <br />streets. <br /> <br />14. That the developer grant an easement to the City over those <br />parcels shown as public service easements (P.S.E.) and <br />which are approved by the city Engineer or other parcels <br />which may be designated by the city Engineer. <br /> <br />15. That approval of the design for the line, grade, and <br />structural sections for the streets serving this <br />development be withheld pending final engineering design <br />and review by the city Engineer. <br /> <br />16. That vertical P.C.C. curbs and gutters be constructed <br />within this development unless otherwise approved by the <br />city Engineer and that the curb and gutter be poured <br />monolithically with the sidewalk when the sidewalk is <br />adjacent. <br />
