<br />Resolution No. PC-98-36 <br />Page 4 <br /> <br />b) One ofthe parking spaces facing Washington Street at the southwest corner of the site <br />shall be eliminated and the adjacent landscape area enlarged to include this area. <br />Landscaping including trees, shrubs, and groundcover shall be planted in this area. The <br />applicant shall provide one or two large box size trees in this area to provide appropriate <br />screening, the exact number to be worked out with staff. <br /> <br />c) The landscape area along the eastern property line from the front of the outdoor storage <br />area to the California A venue right-of-way line shall be increased in width from 3 ft. to 5 <br />ft. <br /> <br />d) Self-supporting vines shall be planted along the northern building elevation at a <br />spacing of approximately 10ft. on center.. Also, flowering vines shall be planted in the <br />planter/ screenwall next to the building entrance and trained to grow on the trellis above <br />the planter. <br /> <br />6. The width ofthe two driveways shall be reduced from 30 ft. to 25 ft. excluding the flared <br />edges. <br /> <br />7. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />8. The applicant shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />9. The smooth face block accent band near the base of the structure shall be extended to <br />wrap around all four building elevations. <br /> <br />10. The colors ofthe building shall be submitted to and approved by the Planning Director <br />prior to the issuance of a building permit. Colors shall be consistent with approved colors <br />and shall be based on the Pantone color system. Approved colors shall be stated on the <br />plans submitted for issuance of building permits. <br /> <br />II. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />12. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants and <br />overall design concept. <br />
