Development shall be substantially as shown on the development plans, Exhibit "A", <br />dated "Received May 19, 1999" on file with the Planning Department, except as modified <br />by the following conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. All conditions of Case PUD-8l-25, as listed in Ordinance 1010 shall remain in full force <br />and effect. <br /> <br />3. At no time shall balloons, banners, pennants, or other attention-getting devices be utilized <br />on the site except as allowed by Section l8.96.060K of the Zoning Ordinance for grand <br />openings. At no time shall spot lighting be used after 10:00 PM in conjunction with said <br />grand opening. No tire display racks or other promotional advertising may be located <br />outside the building at anytime unless approval is obtained for an outdoor display in <br />conformance with the requirements of the Municipal Code. <br /> <br />4. The proposed fencing around the outdoor storage area shall be reconfigured to connect to <br />the existing fence on the common property line shared with Yorkshire Roofing. Also, the <br />3 ft. wide planter area within this storage area shall be eliminated. A fence design for this <br />area shall be submitted for review and approval by the Planning Director prior to the <br />issuance of a building permit and shall be reduced to a maximum height of 8 ft. unless it <br />can be demonstrated that the establishment's racking system can not be adequately <br />screened by an 8 ft. high fence. <br /> <br />5. A final landscape plan and automatic irrigation plan shall be submitted to and approved <br />by Planning Director as part of the building permit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan plus <br />any conditions of approval, and shall be detailed in terms of species, location, size, <br />quantities, and spacing. This plan shall include the following changes: <br /> <br />a) The density of the number of plants in all the landscape areas on the site shall be <br />increased twofold. <br />
