<br />Resolution No. PC-99-32 <br /> <br />Page 4 <br />7. This approval does not guarantee the availability of sufficient water to serve the <br />project. The City shall withhold building permits for the project if at the time <br />building permits are applied for, mandatory water rationing is in effect, unless the <br />City has adopted a water offset program and unless the developer is participating <br />in the program. Notwithstanding the developer's participation in such a program, <br />the City may withhold building permits if the City determines that sufficient water <br />is not available at the time of application of building permits. <br /> <br />8. Pinal inspection by the Planning Department is required prior to occupancy. <br /> <br />PROJECT SPECIFIC CONDITIONS <br /> <br />9. Prior to the issuance of a building permit for any building, a complete set of civil <br />engineering plans shall be submitted for review and approval in conjunction with <br />the plan check submittal for the building. The civil drawings shall show all <br />proposed grading and drainage and all proposed utilities, including any grading <br />required for landscape berms within the public service easements and any <br />landscape features. <br /> <br />10. Any utilities currently stubbed to any of the three sites and which will not be used <br />shall be abandoned subject to the review and approval ofthe City Engineer and <br />subject to all City standards as applicable for the abandonment of utilities. <br /> <br />11. Prior to the issuance of a building permit for any building on the subject lot, the <br />developer shall submit for review and approval by the City's Traffic Engineer a <br />signing and striping plan denoting the following: <br /> <br />a. Lot 53A: the Owens Drive entry driveway shall be limited to east-bound <br />right-turns in and out only; <br /> <br />b. Lot 52: the most easterly Owens Drive driveway shall be limited to <br />east-bound right-turns in and out only: <br /> <br />c. Lot 5B: the southerly Chabot Drive driveway shall be limited to <br />north-bound right-turns in and out only and the Gibraltar Drive North driveway <br />shall be limited to westbound right-turns in and out only. <br />
