All utilities required to serve any existing or proposed development on-site shall be <br />installed underground, unless otherwise determined by the City Engineer. <br /> <br />71. Electric power distribution, gas distribution, communication service, cable <br />television, and any required alarm systems shall be installed underground in a joint <br />utility trench unless otherwise specifically approved by the City Engineer or <br />Director of Building Inspection for on-site. <br /> <br />72. The design of the water supply and sanitary sewer systems shall be subject to the <br />review and approval of the City Engineer. <br /> <br />On-Site Operations <br /> <br />73. All existing wells on the site shall be removed or sealed, filled and abandoned <br />pursuant to Alameda County Ordinance 73-68, prior to the start of grading <br />operations unless Zone 7 retains specific wells for observation wells, or special <br />approval is obtained from the City Engineer for temporary use of an existing well <br />for construction water. Any wells designated for abandonment or any wells, <br />encountered during construction, are to be destroyed in accordance with a permit <br />obtained from Zone 7. <br /> <br />74. All existing septic tanks or holding tanks shall be removed or sealed, filled, and <br />abandoned, pursuant to the requirements of the Alameda County Department of <br />Health Services. <br /> <br />75. The developer's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br /> <br />76. Any damage to existing street improvements during construction on the subject <br />property shall be repaired to the satisfaction of the City Engineer at full expense to <br />the developer. This shall include slurry seal, overlay, or street reconstruction if <br />deemed warranted by the City Engineer. <br /> <br />77. The haul route for all materials to and from this development shall be approved by <br />the City Engineer prior to the issuance of an encroachment permit. <br /> <br />78. The applicant shall submit a construction Best Management Practices (BMP's) <br />program for review and approval by the Planning Director prior to issuance of <br />building and/or grading permits.
