Additional horizontal score lines shall be incorporated into the second and <br />third floor walls to provide additional relief on the building walls. <br /> <br />e. The rainwater downspouts shall be relocated to less visible locations on the <br />building walls (e.g., in the recessed wall areas, at the interior comers, etc.). <br /> <br />Said modifications shall be shown on the plans submitted for building permits and <br />shall be subject to review and approval by the Planning Director prior to issuance <br />of building permits. <br /> <br />6. For purposes of determining the office-equivalent building square footage to be <br />deducted from the maximum allowable development within Hacienda Business <br />Park, this project shall use a trip generation rate of 0.43 PM peak hour trips per <br />room. <br /> <br />7. The colors and materials of the building shall be indicated on the building permit <br />plans. Colors and materials shall be consistent with the approved colors/materials <br />board on file with the Planning Department. <br /> <br />8. The developer shall provide a public art piece on this project site. The art piece <br />shall be subject to review and approval by the City's Civic Arts Commission. <br /> <br />9. The applicants shall modifY either the height of the satellite dish or screen wall to <br />ensure complete screening of the dish. The final design of the satellite dish and <br />screen wall shall be subject to review and approval by the Plarming Director prior <br />to issuance of building permits for the project. <br /> <br />10. Prior to issuance of a building permit, the applicants shall provide written approval <br />by Pacific Bell to allow the trash enclosure to be located over the PT &T easement <br />on the property. If the applicants are unable to obtain approval to locate the trash <br />enclosure over the easement, then the applicants shall locate the trash enclosure <br />adjacent to the transformer location. The final trash enclosure location shall be <br />subject to review and approval by the Plarming Director prior to issuance of <br />building permits for the project. <br /> <br />II. The applicants shall attempt to relocate the three air conditioning units located at <br />the northeast side of the building approximately 30 ft. to the west to allow the units <br />to be better screened behind the building projection. <br />
