PC-98-86 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6982, THE <br />APPLICATION OF GREENBRIAR SYCAMORE VALLEY COMPANY <br /> <br />WHEREAS, Greenbriar Sycamore Valley Company has applied for vesting tentative map <br />approval to allow the subdivision of 56.2~ acres ofland into 111 single-family lots <br />with off-site infrastructure improvements located at 530, 720, and 838 Sycamore <br />Road; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - LDRlA (Low <br />Density Residential! AgriculturalDistrict; and <br /> <br />WHEREAS, at its duly noticed public hearing of November 10, 1998, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the City <br />staff concerning this application; and <br /> <br />WHEREAS, the proposed project is covered by the Environmental Impact Report for the North <br />Sycamore Specific Plan; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The proposed map is consistent with the General Plan. <br /> <br />The North Sycamore Specific Plan was developed to implement the City's <br />General Plan for the North Sycamore Area. The Sycamore Specific Plan has been <br />found to be consistent with the General Plan policies including development <br />outside 100-year flood zone areas, development on stable soils, construction <br />(future) of semi-custom housing stock, and densities consistent with surrounding <br />properties. Furthermore, the City Council has found that the PUD development <br />plan is consistent with the General Plan and the proposed subdivision application <br />is consistent with the approved PUD development plan. The proposed project <br />will not alter any issue that would change its compatibility with the General Plan. <br /> <br />2. The site is physically suitable for this type of development and density. <br /> <br />Although the construction of the proposed project will involve site grading and <br />alteration of the existing topography, this would be achieved within City <br />standards. The results of the geologic/soil study submitted in conjunction with the <br />original PUD application indicate that the site is suitable for residential <br />development. In addition, additional review and inspection is required as part of <br />the construction of the residential units to ensure that there are no unforeseen <br />impacts. <br />
