<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-84 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF KAREN AND F ARHAD <br />SABETAN FOR A CONDITIONAL USE PERMIT, AS FILED UNDER CASE <br />UP-98-S1 <br /> <br />WHEREAS, Karen and Farhad Sabetan have applied for a conditional use permit to allow an <br />attached second uuit approximately 420 square feet in floor area within an <br />existing residence located at 6259 Corte Fuego; and <br /> <br />WHEREAS, zoning for the property is R-I-6,500 (Single-Family Residential) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of November 10, 1998, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); therefore, no environmental <br />document was prepared for this project; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />A second unit is considered to be a single-family use which is allowed in <br />the R-I-6,500 (Single-Family Residential) Zoning District. The second <br />unit would be consistent with the character of the area because the <br />applicant has proposed to attach the second unit integrally with the <br />existing structure and have the colors and materials of the unit match those <br />of the existing residence, so that the residence still appears to be one unit. <br />A lattice fence with vines will be placed in front of the entrance to the <br />proposed second unit to screen the new door so that the residence still <br />appears to be one unit. New landscaping will be added between the new <br />driveway and the sidewalk and an additional parking space will be <br />installed behind an approximately six foot tall gate to screen the new <br />driveway and parking space from adjacent neighbors and public <br />rights-of-way. <br />
