Two additional shade or accent trees of a minimum 15 gallon size to be <br />planted in the landscape planter area along the eastern property line adjacent to the <br />compact parking stalls. These trees shall be planted in an alternating pattern with <br />the trees on the adjacent site. <br />b. The retaining wall/trash enclosure wall shall be finished in a gray <br />split-faced block which complements the primary color of the building. <br />c. Four additional trees shall be installed along Sunol Boulevard. <br /> <br />13. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />14. Six inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />15. The developer shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, <br />as determined necessary by the Planning Director at the time of review ofthe final <br />landscape plans. <br /> <br />16. The developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan <br />for this development. Said agreement shall run with the land for the duration of <br />the existence of the structures located on the subject property. <br /> <br />17. Prior to occupancy, the landscape architect shall certifY in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br /> <br />General Planning Conditions <br /> <br />18. The developer is encouraged to work with the City's Civic Arts Commission to <br />provide public art. <br /> <br />19. The height of the structure shall be surveyed and verified as being in conformance <br />with the approved building height as shown in Exhibit "A", or as otherwise <br />conditioned. Said verification is the applicant's responsibility, shall be performed <br />
