The colors of the building shall be submitted to and approved by the Planning Director prior to the issuance of a building permit and shall be consistent with the approved colors on file as part of Exhibit "A". Approved colors shall be stated on the plans submitted for issuance of building permits. 9. Prior to the issuance of building permits, the site plan and landscape plan shall be modified to reflect the following: a. A triangularly shaped landscaped planter shall be added the easternmost angled parking stall to the rear of the building. The planter shall be surrounded by a 6-inch concrete curb and landscaped similarly to the other landscaped planters at the rear of the building. b. The handicap accessible ramp/sidewalk located between the handicap accessible stall and the Sonoma Drive property line shall be constructed of concrete to match all of the other on-site sidewalks. 10. Subject to the review and approval of the City Engineer, the Sunol Boulevard driveway shall be signed as "Exit Only" and for "Right Turn Only". The location of and placement of such signs shall be reviewed and approved by the City Engineer prior to final inspection and occupancy of the building. 11. Prior to the issuance of building permits and subject to the review and approval of the Planning Director, the developer shall submit a sign program for the building which indicates the maximum letter height and size and maximum sign area (not to exceed Municipal Code requirements), permitted letter color, materials, and illumination styles, and permitted sign locations. A monument sign, subject to the review and approval of the Planning Director and Municipal Code requirements, may be substituted for individual building-mounted tenant signs. Any monurnent sign shall not exceed six feet in height and shall consist of a solid sign face with any illumination limited to channel lettering, backlit lettering, or spot lighting only. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit.
