The colors of the building shall be submitted to and approved by the Planning <br />Director prior to the issuance of a building permit and shall be consistent with the <br />approved colors on file as part of Exhibit "A". Approved colors shall be stated on <br />the plans submitted for issuance of building permits. <br /> <br />9. Prior to the issuance of building permits, the site plan and landscape plan shall be <br />modified to reflect the following: <br /> <br />a. A triangularly shaped landscaped planter shall be added the easternmost <br />angled parking stall to the rear of the building. The planter shall be surrounded by <br />a 6-inch concrete curb and landscaped similarly to the other landscaped planters at <br />the rear of the building. <br />b. The handicap accessible ramp/sidewalk located between the handicap <br />accessible stall and the Sonoma Drive property line shall be constructed of <br />concrete to match all of the other on-site sidewalks. <br /> <br />10. Subject to the review and approval of the City Engineer, the Sunol Boulevard <br />driveway shall be signed as "Exit Only" and for "Right Turn Only". The location <br />of and placement of such signs shall be reviewed and approved by the City <br />Engineer prior to final inspection and occupancy of the building. <br /> <br />11. Prior to the issuance of building permits and subject to the review and approval of <br />the Planning Director, the developer shall submit a sign program for the building <br />which indicates the maximum letter height and size and maximum sign area (not to <br />exceed Municipal Code requirements), permitted letter color, materials, and <br />illumination styles, and permitted sign locations. A monument sign, subject to the <br />review and approval of the Planning Director and Municipal Code requirements, <br />may be substituted for individual building-mounted tenant signs. Any monurnent <br />sign shall not exceed six feet in height and shall consist of a solid sign face with <br />any illumination limited to channel lettering, backlit lettering, or spot lighting only. <br /> <br />Landscaping and Tree Preservation <br /> <br />12. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />
