<br />d) Only dark earthtone colors shall be used on the exterior of any custom home <br />designed for the site and shall be submitted for review by the Planning Director <br />during the design review process. The revised colors of the building(s) shall be <br />submitted to and approved by the Planning Director with the plans submitted for <br />issuance of a building permit. Colors shall be consistent with approved colors <br />and shall be based on the Pantone color system. <br /> <br />e) An updated tree report shall be prepared for the site. The applicant shall take <br />immediate measures as recornmended in the report to preserve the trees and shall <br />implement recommendations for preserving the trees during grading and <br />construction. <br /> <br />f) The maximum floor area ratio for this lot shall be 25% based on a net lot area of <br />21,459 sq. ft. and shall also include the area of the garage and carport areas in the <br />floor area ratio calculation. <br /> <br />g) The maximum height of the custom home shall be 25 ft. as measured from the <br />highest to the lowest portion of the structure. <br /> <br />h) The height limit of any future retaining walls and/or slopebanks constructed on <br />the site shall be a maximum height of 5 ft. Any retaining wall shall be faced <br />with natural materials, such as wood, stone, etc. The design and location of these <br />walls would be subject to the review and approval of the Planning Director. <br /> <br />i) All building elevations visible from Foothill Road shall receive full architectural <br />treatment, with attention given to minimizing the appearance of massiveness in <br />wall and roof design. <br /> <br />j) The setbacks shall be measured from the property line, not the hammerhead. <br /> <br />k) An updated geotechnical report for the lot and proposed home shall be prepared <br />and submitted with the design review application. The report shall include any <br />necessary mitigation measures and shall be subject to the review and approval of <br />the City Engineer prior to approval of the design review application. <br /> <br />5. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved landscape <br />plan plus any conditions of approval, and shall be detailed in terms of species, <br />location, size, quantities, and spacing. <br /> <br />PUD-98-1O <br /> <br />Planning Commission <br />
