<br />i. No other changes shall be made to the design guidelines without prior approval <br />of the Planning Director. <br /> <br />7. Lot 8 shall be eliminated and the southern row of homes shall between the EVA at <br />Prairie Drive and the freeway shall be moved westerly 30 ft. The resultant width <br />ofthe open space area next to the Prairie Drive EVA shall be approximately 145 ft. <br />An all-weather surface shall be provided from the pedestrian trail open space area <br />along the freeway to the manholes in the front yard area of Lots 16 and 17. A <br />section of decorative fence shall be installed along the center portion of the front <br />yard areas on these two lots in order to delineate the private versus public areas. <br />The access to the manholes shall be kept open at all times. A P.S.E. shall be <br />recorded over this access to provide for maintenance of this sewer line. These <br />changes shall be reflected on the plans submitted for review with the tentative <br />map. <br /> <br />8. The developer shall provide a remediation plan certified by the Regional Water <br />Quality Board and approved by the City Fire Marshall for review with the tentative <br />map. All necessary cleanup work required as part of this remediation and a <br />determination that the site is safe for residential use shall be completed prior to the <br />issuance of any building permits. <br /> <br />9. All open space areas, including the three EVA's and adjacent open space areas and <br />the pedestrian trail adjoining the freeway, shall be privately owned and maintained <br />by the project's homeowners association. An open offer of dedication for public <br />recreational purposes for these areas shall be shown on the final map. <br /> <br />10. A detail ofthe 7 ft. high masonry wall shall be submitted for review with the <br />tentative map. The developer shall be responsible for offering to remove the rear <br />yard fences of all of the existing residences along the shared northern and southern <br />property boundary at the developer's sole expense. The developer shall obtain <br />written authorization from each of these property owners whether they desire to <br />have their fence removed or not. Evidence of these responses shall be submitted <br />for the review and approval of the Planning Director prior to the recordation of the <br />final map. No fence shall be removed without written consent. <br /> <br />11. The proposed preliminary grading plan shall be revised to address the following <br />requirements and submitted for review with the tentative subdivision map: <br /> <br />PUD-96-14 <br /> <br />Page 46 <br />
