<br />a. Lots 89 and 90 shall be combined to form one building lot into one lot with the <br />building pad area to be located in the area of the current building pad shown on <br />Lot 89. The existing 4:1 slopebank on these lots shall not be regraded, except for a <br />limited portion necessary to create a split pad with elevations of approximately 376 <br />and 386. Grading for outdoor landscaping and paved areas shall be limited to <br />retaining walls and!or slopebanks with a maximum height of 5 ft. <br /> <br />b. The pad elevations of the homes on Lots 7-13 shall be lowered to an elevation <br />at or lower than the adjoining Foothill Knoll residences. Lots 5 and 6 shall be <br />lowered several feet to match the elevation of the existing Foothill Knoll <br />residences to the greatest extent feasible. <br /> <br />12. The developer shall work with staff to resolve grading, tree <br />removal/relocation/retention issues, and house pad location for Lot 88 with the <br />intent of minimizing grading and tree removal on that lot. Modifications shall be <br />submitted for review with the tentative map. <br /> <br />13. The applicant shall provide all buyers with copies of the project conditions of <br />approval. <br /> <br />14. Building colors and side/rear elevation detailing shall be submitted to and <br />approved by the Planning Director prior to the issuance of a building permit and <br />shall be consistent with the approved site and architectural plans except as follows: <br />Side and rear elevations on all homes shall receive accent detailing including use <br />of the same masonry and/or architectural build-outs found on the front building <br />elevations. The same building materials shall be used on the side and rear building <br />elevations as on the front elevation. Final building designs shall be submitted for <br />review and approval by the Planning Director prior to application for building <br />permits. <br /> <br />15. If archeological materials are uncovered during grading, trenching, or other on-site <br />excavation, all work on site shall be stopped and the City immediately notified. <br />The county coroner and the Native American Heritage Commission shall also be <br />notified and procedures followed as required in Appendix K of the California <br />Environmental Quality Act. A similar note shall appear on the improvement plans. <br /> <br />16. The developer shall fund school facilities necessary to off-set this project's <br />reasonably related impacts on the long-term needs for expanded school facilities to <br />serve new development in Pleasanton.
