<br />Landscapinl! and Tree Preservation <br /> <br />21. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. Said landscape plan shall be consistent with the approved <br />landscape plan plus any conditions of approval, and shall be detailed in terms of <br />species, location, size, quantities, and spacing. These plans should include, where <br />applicable, a street tree planting plan and landscape plans for medians, buffer <br />strips, and any right-of-way landscape areas. The irrigation plan shall provide for <br />automatic controls. <br /> <br />22. The developer shall submit a revised planting plan for the project's Foothill Road <br />frontage improvements for review with the tentative map which include the <br />following revisions: <br /> <br />a. Five existing oak trees shall be shown to be transplanted to the Foothill Road <br />frontage from areas of the site where they are approved to be removed. <br /> <br />b. The plant species shall be consistent with the City's streetscape guidelines for <br />this section of Foothill Road and shall not include any invasive, exotic plant <br />species. This plant palette shall include all native and indigenous plant species. <br /> <br />c. The concrete "split-rail" fence shall be replace with a wood split-rail fence with <br />stone pilasters. <br /> <br />23. Screening trees shall be planted along the rear property lines of Lots 3-16 on the <br />southern boundary and Lots 17-27 and 37-39 on the northern boundary of the <br />project at a spacing of approximately 20 to 25 ft. on center. The species of trees <br />used shall be broadleaf or coniferous evergreens, such as madrone, Pacific <br />madrone, etc., which shall provide for year-round screening and should have a <br />mature height of approximately 20 to 25 ft. A list of approximately four tree <br />species and their respective minimum spacing requirements shall be submitted for <br />review with the tentative map. Four trees shall be provided along the rear lot line <br />of each of the aforementioned lots, except where the retention of an existing <br />walnut tree is desired~ Half of the new trees on each lot shall be 36" box size <br />specimens and the other half shall be 24" box size. A plan showing the location of <br />the new trees on each lot shall be submitted for review with the tentative map. The <br />future homebuyers shall choose the type of trees to be used in their rear yards, and <br />the developer shall plant those trees and provide automatic irrigation to them prior <br />to the occupancy ofthe home.
