The developer shall show the proposed design
solution on the plans for review with the tentative map.

24. The height of the retaining wall used at the drip line of the existing oak tree on Lot
I shall have a maximum 5 ft. height which shall be completed by utilizing either a
series of walls outside the dripline and!or by taking up the height on other portions
of the site on Lot 1. The design and location of this wall as well as the grading of
this lot shall be reviewed by a consulting arborist to ensure that it adequately
addresses the long term survival of this tree. The final design of these walls and
lot grading shall be submitted for review with the tentative map.

25. The developer shall install automatic sprinkler valves on a time clock for all front
lawn landscaping.

26. All trees used in landscaping be a minimum of 15 gallons in size unless otherwise
noted or conditioned, and all shrubs a minimum of 5 gallons, unless otherwise
shown on the approved landscape plan.

27. The developer shall provide root control barriers and four inch perforated pipes for
parking lot trees, street trees, and trees in planting areas less than ten feet in width,
as determined necessary by the Planning Director at the time of review of the final
landscape plans.

28. The developer shall enter into an agreement with the City, approved by the City
Attorney, which guarantees that all landscaping and open space areas included in
this project will be maintained at all times in a manner consistent with the
approved landscape plan for this development.
