Development shall be substantially as shown on the development plans, Exhibit <br />"A", dated "Received August 21, 1998" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may <br />be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2, All conditions of Case PUD-86-11 shall remain in full force and effect. <br /> <br />3, The City of Pleasanton shall review the proposed development's grading plan prior <br />to issuance of building permits by the California Office of Statewide Health <br />Planning and Development (OSHPD). The City of Pleasanton shall review the <br />proposed development's landscape and irrigation design plans and parking area <br />plans prior to their proposed construction. Grading, landscaping and irrigation <br />systems, and parking areas shall be inspected by the City of Pleasant on. <br /> <br />4. The project developer shall submit to the City a copy of the pre-built and as-built <br />building plan sets for City verification of their conformance with this design <br />review approval. <br /> <br />5. The project developer shall pay any and all fees to which the property may be <br />subject prior to issuance of the first grading permit. The type and amount of the <br />fees shall be those in effect at the time the grading permit is issued. The project <br />developer would not be subject to the park in-lieu dedication fee. <br /> <br />6. This design review approval will lapse within one (I) year from the date of <br />approval unless a building permit is issued and construction has commenced and is <br />diligently pursued toward completion or an extension has been approved by the <br />City. <br /> <br />7. Prior to issuance of a grading permit, the developer shall pay the required <br />commercial development school impact fee as prescribed by state law and as <br />adopted by the Pleasanton Unified School District unless waived by the Pleasanton <br />Unified School District. <br />
