<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-64 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />CHEVRON PRODUCTS COMPANY, AS FILED UNDER CASE UP-97-70 <br /> <br />WHEREAS, Chevron Products Company, Inc. has applied for conditional use permit approval <br />to allow the construction and operation of a 24-hour self-service gasoline station <br />and convenience store with the sale of alcoholic beverages located at 1797 Santa <br />Rita Road; and <br /> <br />WHEREAS, zoning for the property is C-N (Neighborhood Commercial) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of July 29, 1998, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff, recommended approval of the proposed negative declaration <br />prepared for Case UP-97-70; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Convenience markets are allowed uses and service stations are <br />conditionally allowed uses in the nearby Amador Shopping Center, Valley <br />Plaza, and Mission Plaza centers. The proposed convenience <br />market/self-service station would provide commodity and service <br />primarily oriented towards nearby residential uses and would be operated <br />in a manner making it compatible with nearby office uses. <br /> <br />B. The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public heath, safety, or welfare, or materially injurious to the properties or <br />improvements in the vicinity. <br /> <br />The location of the proposed convenience market/service station would <br />provide adequate separation from the nearby residential neighborhoods. <br />There would be adequate parking available for the employees and <br />customers of the proposed service station during its operation. <br />
