<br />Resolution No. PC-98-63 <br />Page 3 <br /> <br />The subject property is relatively flat. Grading will be limited to <br />building pad. <br /> <br />The subject property is not located in the Alquist-Priolo Special <br />Studies Zone. Requirements of the Uniform Building Code -- <br />implemented by the City at the Building Permit review -- would <br />ensure that building foundations and private street/on-site parking <br />areas are constructed on satisfactorily compacted fill. <br /> <br />Erosion control and dust suppression measures will be documented <br />in the final building plans and will be administered by the City's <br />Building and Public Works Departments. <br /> <br />6. Adequate public safety measures have been incorporated into <br />the design ofthe modified development plan. <br /> <br />Buildings are designed to meet the requirements of the Uniform <br />Building Code, other applicable City codes, and State of California <br />mandated noise, energy, and accessibility requirements. <br /> <br />Driveways and parking areas meet City standards and are adequate <br />to handle anticipated traffic volumes. <br /> <br />Adequate access is provided to all structures for police, fire, and <br />other emergency vehicles. <br /> <br />7. The modified development plan conforms to the purposes of the <br />PUD District. <br /> <br />The proposed PUD rezoning and development plan implements the <br />purposes of the City's PUD Ordinance by providing a commercial <br />development that is well-designed and sited on the subject property, that <br />fulfills the desires of the applicant, and that meets the City's General <br />Plan goals and policies. <br /> <br />WHEREAS, the Planning Commission finds that the proposed project will have no potential <br />for adverse impacts on the site's wildlife. <br /> <br />WHEREAS, the Planning Commission further finds that the proposed convenience <br />market/service station is compatible with the existing commercial and residential <br />uses surrounding the site and that the project is attractive and well-designed. <br />
