<br />screen within one year from the date of planting. Weather protection devices such <br />as measures to protect pipes from freezing shall require approval by the Planning <br />Director prior to use; at no time shall fabric or other material not designed and!or <br />intended for this purpose be wrapped around or otherwise placed on these devices. <br />All backflow prevention devices shall be shown on the plans submitted for issu- <br />ance of building permits together with screening mechanism and! or weather pro- <br />tection devices. Proposed screening and weather protection devices shall be <br />reviewed for conformity to these requirements and approved by the Planning Di- <br />rector prior to issuance of a building permit. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />29. The project developer shall modify the proposed project's landscape program the <br />modifications described as follows: <br /> <br />a. A fifty/fifty (50%/50%) mix of twenty- four-inch (24") box-size and fifteen- <br />(15-) gal. size trees and a twenty-five/seventy-five (25%/75%) mix of one- <br />(1-) and five- (5-) gal. size shrubs shall be used. <br /> <br />b. The project developer shall submit a comprehensive tree planting plan for the <br />entire development including the western half of the site. The tree planting <br />shall match the conceptual landscape plan. <br /> <br />c. A double row of redwood trees with additional shrub hedges and climbing <br />vines shall be installed in the twenty-five foot (25' 0") wide landscape area <br />located between the parking deck and the Foothill RoadlI-580 entrance-ramp. <br /> <br />d. Shrubs shall be planted along the site's entire frontage facing the Foothill <br />Road!I-580 entrance-ramp. Landscape materials shall match the species and <br />spacing referenced on Exhibit "A", "Loading Dock/Trash Enclosure Area" <br />Detail Plan. <br /> <br />These changes shall be shown on the final landscape plans submitted for review <br />and approval by the Planning Director and the City's Landscape Architect before <br />issuance of a building permit. <br /> <br />30. The project developer shall enter into an agreement with the City, approved by the <br />City Attorney, which guarantees that all landscaping and open space areas in- <br />cluded in this project will be maintained at all times in a manner consistent with <br /> <br />Z-98-071, Safeway Headquarters <br />Exhibit "B", Final Conditions of Approval per Planning Commission <br /> <br />July 22, 1998 <br />Page 7 of 17 <br />
