Said agreement shall run with <br />the land for the duration of the existence of the structures located on the subject <br />property. <br /> <br />31. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an on- <br />site permit. Said landscape plan shall be consistent with the approved landscape <br />plan plus any conditions of approval, and shall be detailed in terms of species, lo- <br />cation, size, quantities, and spacing. <br /> <br />32. Six inch (6") vertical concrete curbs shall be installed between all paved and land- <br />scaped areas. <br /> <br />33. The project developer shall provide root control barriers and four inch (4") perfo- <br />rated pipes for parking lot trees, street trees, and trees in planting areas less than <br />ten feet (10' 0") in width, as determined necessary by the Planning Director at the <br />time of review of the final landscape plans. <br /> <br />34. Prior to occupancy, the landscape architect shall certifY in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br /> <br />Building Permit Review: <br /> <br />35. The project developer shall submit a demolition/grading/construction phasing plan <br />for this development with the building permit plan set. The plan shall a include <br />narrative explaining the proposed demolition/grading/construction phasing. The <br />demolition/grading/ construction phasing plan shall be reviewed and approved by <br />the Planning Director, City Engineer, Director of Building Inspection, and the Fire <br />Marshall, Livermore-Pleasanton Fire Department before issuance of the project's <br />first demolition permit. <br /> <br />36. All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building Department will issue permits. <br /> <br />37. The project developer shall submit a building survey and/or record of survey and a <br />site development plan in accordance with the provisions of Chapter 18.68 of the <br />Municipal Code of the City of Pleasanton.
