Development shall be substantially as shown on the development plans, Exhibit <br />"A", dated "Received July 17, 1998" including: Site Development Title Sheet, <br />Survey, Proposed Site Plan, Site Plan Level I, Floor Plans, Building Elevations, <br />Enlarged Garage Elevations and Section, Enlarged Elevations, Wall SectionlEn- <br />larged Elevation, Schematic Landscape Plan, Detail Plan, Detail Plan Section/Ele- <br />vation, Grading and Drainage Plan, and Materials and Colors on file with the Plan- <br />ning Department, except as modified by the following conditions. Minor changes <br />to the plans may be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved exhibits. <br /> <br />2. If signing for the development is desired, a comprehensive signing program shall <br />be submitted to the Planning Director for consideration under separate application. <br /> <br />3. The developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br /> <br />4. This design review approval will lapse within one (I) year from the date of ap- <br />proval, July 22, 1998, unless a building permit is issued and construction has com- <br />menced and is diligently pursued toward completion or an extension has been <br />approved by the City. <br /> <br />5. Prior to issuance of a building permit, the project developer shall pay the required <br />commercial development school impact fee as prescribed by state law and as <br />adopted by the Pleasanton Unified School District. Said fees shall only apply to <br />the new building covered by this design review approval. <br /> <br />6. The project developer acknowledges that the City of Pleasant on does not guarantee <br />the availability of sufficient sewer capacity to serve this development by the ap- <br />proval of this case, and that the developer agrees and acknowledges that building <br />permit approval may be withheld if sewer capacity is found by the City not to be <br />available. <br /> <br />Z-98-071.
