<br />62. The project developer shall construct vertical P.C.C. curbs and gutters within this <br />development unless otherwise approved by the City Engineer. When the sidewalk <br />is adjacent to the curb and gutter, they shall be poured monolithically. <br /> <br />63. The haul route for all materials to and from this development shall be approved by <br />the City Engineer prior to the issuance of an encroachment permit. <br /> <br />64. The project developer shall include erosion control measures on the final grading <br />plan, subject to the approval of the City Engineer. The project developer is re- <br />sponsible for ensuring that the building/grading contractor is aware of such meas- <br />ures. All cut and fill slopes shall be revegetated and stabilized as soon as possible <br />after completion of grading, in no case later than October 15. No grading shall oc- <br />cur between October 15 and April 15 unless approved erosion control measures are <br />in place, subject to the approval of the Building Department. Such measures shall <br />be maintained until such time as permanent landscaping is in place. <br /> <br />65. The project developer shall submit a dust control plan or procedure as part of the <br />improvement plans. <br /> <br />66. Storm drainage swales, gutters, inlets, outfalls, and channels not within the area of <br />a dedicated public street or public service easement approved by the City Engineer <br />shall be privately maintained by the property owners or through an association ap- <br />proved by the City. <br /> <br />67. The design of the water supply and sanitary sewer systems shall be subject to the <br />review and approval of the City Engineer. <br /> <br />68. Street lighting for the development shall be designed and located so as to minimize <br />visibility from the valley floor to the greatest extent possible, subject to the review <br />and approval of the City Engineer and Planning Director. <br /> <br />69. The project developer shall submit detailed landscape and irrigation plans as part <br />of the improvement plans. These plans should include, where applicable, a street <br />tree planting plan and landscape plans for medians, buffer strips, and any right-of- <br />way landscape areas. The irrigation plan shall provide for automatic controls. <br /> <br />70. Any damage to existing street improvements during construction on the subject <br />property shall be repaired to the satisfaction of the City Engineer at full expense to <br /> <br />Z-98-07I, Safeway Headquarters <br />Exhibit "B".
