The design of the subdivision and proposed improvements will not cause <br />substantial environmental damage or substantially and avoidably injure <br />fish or wildlife or their habitat. <br /> <br />No construction would occur within the channel area of the Arroyo <br />Mocho. The site is an infill urban property which does not contain fish or <br />wildlife which would be damaged with development. <br /> <br />4. The design of the subdivision is not likely to cause serious public health <br />problems. <br /> <br />All improvements within the subdivision would be designed and built to <br />City standards for water, sewer, storm drainage, and access/circulation. <br /> <br />5. The design of the subdivision or its related improvements will not conflict <br />with easements, acquired by the public at large, for access through or use <br />of property within the proposed subdivision. <br /> <br />The existing LA VWMA easement and pipeline would be conveyed in fee <br />title to LA VWMA with recordation of the first final map. An existing P. <br />G. & E. power line/utility easement crossing Lot 97 would be eliminated. <br />All access rights to Stoneridge Drive would be abandoned. <br /> <br />WHEREAS, the Planning Commission determined that the proposed tentative map is <br />consistent with the approved PUD development plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Approves Case Tract 7008, the application of Standard Pacific of Northern <br />California for vesting tentative map approval to subdivide an approximately <br />16.1-acre site into 143 single family lots located at the easternmost terminus of <br />Stoneridge Drive on the southwest corner of Stoneridge Drive and Trevor <br />Parkway, subject to the conditions shown in Exhibit "B," attached hereto and <br />made part of this case by reference. <br /> <br />Section 1. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
