<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-55 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 7008 THE <br />APPLICATION OF STANDARD PACIFIC OF NORTHERN CALIFORNIA <br /> <br />WHEREAS, Standard Pacific of Northern California has applied for vesting tentative map <br />approval to subdivide an approximately 16. I-acre site into 143 single family lots <br />located at the easternmost terminus of Stoneridge Drive on the southwest corner <br />of Stoneridge Drive and Trevor Parkway; and <br /> <br />WHEREAS, zoning for the property is PUD - LDR and MDR (Planned Unit Development - <br />Low Density Residential and Medium Density Residential) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of July 22, 1998, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the proposed project is covered by the Environmental Impact Report (EIR) <br />prepared for the Stoneridge Drive Specific Plan; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The proposed tentative map is consistent with the General Plan. <br /> <br />The proposed tentative map is consistent with the proposed PUD <br />Development Plan deemed by the Planning Commission and City Council <br />to be in conformance with the Stoneridge Drive Specific Plan and, <br />therefore, the Pleasanton General Plan. The proposed vesting tentative <br />map does not alter any issue which would change its compatibility with <br />the General Plan. <br /> <br />2. The site is physically suitable for this type of development and density. <br /> <br />The site is essentially flat with no significant existing features. Site <br />grading would be designed and implemented within City standards. <br />
