<br />Resolution No. PC-98-5l <br />Page 4 <br /> <br />EXHIBIT B <br />Conditions of Approval <br />for Case UP-98-21 and Z-98-149 <br />4287 Stanley Boulevard -- Parking Lot <br /> <br />I. Development shall be substantially as shown on the development plans, Exhibit "A" <br />(dated "Received June 29,1998"), on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. Approval of the use permit (UP-98-21) and the design review application (Z-98-149) <br />shall not take effect until the ordinance rezoning the site to the Central Commercial <br />zoning district has taken effect. <br /> <br />3. This design review approval shall lapse within one year from the date of approval unless <br />a building permit is issued and construction has commenced and is diligently pursued <br />toward completion or an extension has been approved by the City. <br /> <br />4. Final inspection by the Planning Department is required prior to occupancy. <br /> <br />PROJECT SPECIFIC CONDITIONS <br /> <br />5. All on-site parking spaces shall be reserved for employees of the tenants occupying the <br />building at 992 Main Street only, unless otherwise approved or required by the Planning <br />Commission through a subsequent application. Parking spaces shall be numbered and a <br />space shall be assigned to each employee. The number of each parking space shall be <br />indicated in thermoplastic (or approved equal) at the entrance to each stall. The applicant <br />shall prepare a deed restriction to this effect and all tenant lease agreements shall reflect <br />this restriction. The applicant shall submit both the deed restriction and a sample lease <br />agreement to the City Attorney for review and approval prior to recordation of the deed <br />restriction. The recordation shall be accomplished prior to issuance of building permits. <br /> <br />6. The developer shall submit a parking lot lighting plan for the site subject to the review <br />and approval of the Planning Director and Building Department prior to the issuance of <br />building permits. Parking lot lighting shall be designed in accordance with Municipal <br />Code Section 20.136.100. Light shields shall be installed on the backs oflights located <br />along the eastern property line to direct lighting away from adjacent residences, and all <br />parking lot lights located along the eastern property line or within 30 feet of that property <br />line shall be turned off at 9:00 pm. <br />
