<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-98-46 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF MARRIOTT <br />SENIOR LIVING SERVICES FOR PUD REZONING AND DEVELOPMENT PLAN <br />APPROVAL, AS FILED UNDER CASE PUD-98-04 <br /> <br />WHEREAS, Marriott Senior Living Services has applied for Planned Unit Development <br />rezoning and development plan approval for a senior living facility consisting of <br />142 rooms (167 beds) for assisted living units, Alzheimer's units, and skilled <br />nursing units located at 3534-3622 Old Santa Rita Road; and <br /> <br />WHEREAS, zoning for the property is C-C (Central Commercial) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of June 24, 1998, the Planning Commission, <br />after considering all public testimony, relevant exhibits, and recommendations of <br />the City staff, recommended approval of the proposed negative declaration <br />prepared for Case PUD-98-04; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />As conditioned, the proposed development would meet City standards for <br />street improvements and utility design. Adequate storm drain, sanitary <br />sewer, and water service utilities are present in the area surrounding the <br />development and are sufficient to serve the new senior care facility. All <br />on-site infrastructure shall be installed by the project developer with <br />connections to municipal systems in order to serve the site. Sufficient <br />parking has been provided and drive aisles and driveways will be designed <br />and constructed to City standards. The project will not generate volumes <br />of traffic which cannot be accommodated by existing City streets and <br />intersections in the area. Adequate access would be provided to all <br />structures and units for police, fire, and other emergency response <br />vehicles. On-site soil contamination will be required to be removed and <br />properly disposed. The building would be designed to meet the <br />requirements of the UBC and other applicable City codes. The project <br />will also provide a needed service which will benefit the community. <br />
