Ifrequired by the Police Department, the building(s) shall be equipped with an alarm <br />system, the type to be approved by the Police Department and that this system shall be <br />installed prior to occupancy of the building. <br /> <br />52. All access restricting gates installed for this development shall be equipped with a remote <br />control mechanism to permit emergency activation from the communications console at <br />the Police Department. This shall consist of direct connection hardware, radio control, or <br />other mechanism approved by the Police Department. All access gates shall be identified <br />on the plans submitted for issuance of building permits and the type of remote control <br />mechanism shall be identified. <br /> <br />Engineering <br /> <br />53. The developer shall install street frontage improvements per Chapter 19.40.010 of the <br />Pleasanton Municipal Code and to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily limited to, grading, curb and gutter, <br />sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, <br />underground utilities, traffic control devices, landscaping, and automatic irrigation <br />systems. <br /> <br />54. The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures, including <br />concrete-lined V -ditches, to protect all cut and fill slopes from surface water overflow. <br />This plan shall be subject to the review and approval of the City Engineer and/or the <br />Director of Building Inspection prior to the issuance of any building permits. <br /> <br />55. The applicant shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount <br />ofthis bond will be determined by the City Engineer. <br /> <br />56. Prior to issuance of a building permit, the applicant shall submit to the City Engineer <br />verification that a private storm drain easement has been recorded over the parcel located <br />to the rear of the subject lot. <br /> <br />57. The applicant shall construct vertical P.C.C. curbs and gutters within this development <br />unless otherwise approved by the City Engineer. When the sidewalk is adjacent to the <br />curb and gutter, they shall be poured monolithically. <br /> <br />58. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br />
